110-114 GRAFTON ROAD, KENTISH TOWN, LONDON NW5 The client owned a former clothing sample factory in a mixed industrial and residential neighbourhood in North London and instructed us to investigate change of use and extension following a commercial appraisal. This resulted in two planning consents being obtained for part residential/part commercial use and wholly commercial use respectively, each with substantially more floorspace. The intention of this exercise was to increase the book value of the real estate for fund reasons. Following the winning of these consents the building was sold, with the new owner intending to implement the commercial consent, increasing the floorspace by 45% from 944 sm to 1372 sm.
