25 SHELTON STREET, COVENT GARDEN, LONDON Our brief was to make a dramatic architectural intervention into Covent Garden to attract office tenants from the media and telecommunication sectors. The response to the surrounding historic warehouses was for a dramatic, highly engineered, double skin, glass and steel design using intelligent glass façade technology that was also a passive heat source and air extract motor. This provided the opportunity to develop a rich architectural vocabulary, with sound functional purpose, in order to respond in a contemporary way to the engineering character of the surrounding historic fabric. The design was well received but despite the existing building being badly fire damaged local interest groups vetoed the removal of the remaining building fabric. Planning consent was achieved for a radical refurbishment of the existing building as offices with the sensitive integration of some of the remaining cast iron structure at the lower levels. Currently a further planning consent is being sought to change the use of the building to high quality loft apartments on the upper floors and a restaurant below.
